I was recently interviewed by Angeleno Magazine for its article (August 2009 issue) on the Palisades Riviera.  I have sold homes in the Palisades Riviera since 1979.  My first home sale was a stunning 1935 Mediterranean, complete with loggia, which overlooks Rustic Canyon to the ocean.   I was asked to sell it again, 18 years later.  The current owners have recently completed a dramatic remodel that has both transformed the street presence, and created a Tuscan garden with pool and spa that was the talk of the Homeowner's association art/architecture jury.

Market Analysis and Opinion for The Palisades Riviera, Pacific Palisades, Ca. 90272:

The last twelve months in Sales: 11 out of 17 home sales in the Palisades Riviera were in 2009. Not bad for a dismal year in sales, worldwide. The prices for homes in the Riviera area ranged from about $2.5 Mil for a custom built Mid-Century home w/ ocean views, to $14.5 Mil for a dramatic ocean and Queen's Necklace gated view property with over 11,000 Sq. Ft.

The median sales price in the Palisades Riviera (last 12 months) was $3,973,400. The average Sq. Ft. was about 5,000. The average lot size was about 18,738.

At the moment, there are 3 properties in escrow. The median price is $4,850,000. Average Days On Market is 136.

Currently there are 16 homes for sale. They range in price from $3.2 Mil (3 Bedroom/5 Bath, approx. 2,784 Sq. Ft.) to $29 Mil for a magnificent architectural home on approx. 2 acres, with about 13, Sq. Ft.). The property boasts a tennis court and pool, and too many features to name. The upper Palisades Riviera (north of Sunset Blvd.) commands top dollar.  Many properties boast sublime views of the ocean, coastline, and mountains. There are popular mountain biking trails, and it is a terrific area to breathe the clean, coastal air, and see spectacular views on a morning walk or your evening post-prandial stroll.

South of Sunset, the Palisades Riviera has homes on Napoli Drive with breath-taking views of the Riviera Golf Course. Parts of Amalfi Dr., south of Sunset, have sylvan views across Rustic Canyon to the ocean.
