YTD Sales and Listing information for the Palisades Riviera, Pacific Palisades, Ca. 9027222 July 2010 July 20, 2010 2010 is turning out to be a better year for Sellers of high-end homes in the Palisades Riviera, than was 2009. YTD, there have been about 13 sales (the highest was over $26Mil), compared with 22 for 2009 (highest of which was about $17.5Mil). Currently there is a property in escrow that is listed for $24.5Mil. 2010 sales prices ranged from $2.4Mil (3 Beds/5 Baths, approx. 2,784 SF/ lot size approx. 14,000) to a celebrity purchase of a bit over $26Mil (about 14,000 SF home on a lot of about 1.5 acres). The average sales price is about $4.7Mil. Average price per SF = $934 Currently there are 20 homes for sale. The prices range from about $2Mil to $25,750,000 (6 Beds/6.5 Baths, approx. 11,606 SF/ lot size approx. 48,350 SF; built in 2005). The average SF is about 5,700. The average lot size is 20,760 SF.

In a recent blog-post, I listed the sales volume and price ranges (YTD) in the Palisades Riviera. I derive my statistics mainly from the MLS. I was asked to sell it again, 18 years later. The current owners have recently completed a dramatic remodel that has both transformed the street presence, and created a Tuscan garden with pool and spa that was the talk of the Homeowner's association art/architecture jury. Not bad for a dismal year in sales, worldwide. The prices for homes in the Riviera area ranged from about $2.5 Mil for a custom built Mid-Century home w/ ocean views, to $14.5 Mil for a dramatic ocean and Queen's Necklace gated view property with over 11,000 Sq. Ft. The median sales price in the Palisades Riviera (last 12 months) was $3,973,400. The average Sq. Ft. was about 5,000. The average lot size was about 18,738. At the moment, there are 3 properties in escrow. The median price is $4,850,000. Average Days On Market is 136. Currently there are 16 homes for sale. They range in price from $3.2 Mil (3 Bedroom/5 Bath, approx. 2,784 Sq. Ft.) to $29 Mil for a magnificent architectural home on approx. 2 acres, with about 13, Sq. Ft.). The upper Palisades Riviera (north of Sunset Blvd.) commands top dollar. Many properties boast sublime views of the ocean, coastline, and mountains. There are popular mountain biking trails, and it is a terrific area to breathe the clean, coastal air, and see spectacular views on a morning walk or your evening post-prandial stroll.
South of Sunset, the Palisades Riviera has homes on Napoli Drive with breath-taking views of the Riviera Golf Course. The statistics relate to median prices, Sq. Ft., average prices, average lot sizes, etc. Current listing inventory is high. There are 3 properties *in escrow*; 16 Sales have closed escrow in the last 12 months. I specailize in this area of about 920 homes. The historic Palisades Riviera was developed in the 1920's on mesas overlooking the Riviera Country Club to the ocean, it's residents appreciate the cool Pacific breezes, clean air, wide streets and large lots. In the chart below, you can see the average lot sizes, average Sq. Ft. of homes, Average DOM=days on market. It is interesting to compare the average dollar per Sq. Ft. asking price with that of closed escrows.
However, many of the homes for sale are new construction. The statistics sweep in all listings and sales and must be considered quite general.
