YTD Sales and Listing information for the Palisades Riviera, Pacific Palisades, Ca. 90272

2010 is turning out to be a better year for Sellers of high-end homes in the Palisades Riviera, than was 2009.

YTD, there have been about 13 sales (the highest was over $26Mil), compared with 22 for 2009 (highest of which was about $17.5Mil). Currently there is a property in escrow that is listed for $24.5Mil.

2010 sales prices ranged from $2.4Mil (3 Beds/5 Baths, approx. 2,784 SF/ lot size approx. 14,000) to a celebrity purchase of a bit over $26Mil (about 14,000 SF home on a lot of about 1.5 acres).

The average sales price is about $4.7Mil. Average price per SF = $934

Currently there are 20 homes for sale. The prices range from about $2Mil to $25,750,000 (6 Beds/6.5 Baths, approx. 11,606 SF/ lot size approx. 48,350 SF; built in 2005).

The average SF is about 5,700. The average lot size is 20,760 SF.

Highest sale in Los Angeles Year-To-Date was in the Upper Palisades Riviera

Tom Hanks and Rita Wilson have just purchased a home in the Upper Palisades Riviera for a reported $26.5 Mil.  They have resided in the Palisades Riviera for many years.

 

The property was not Multiple Listed, proving again “the Art of the Quiet Sale”.  Address withheld.

 

Here are last week’s sale and lease activity in the Palisades Riviera.

 

1272 Corsica ($7,595,000) came back on the market; 13555 D’Este Drive ($5,350,000) has an accepted offer, still showing and entertaining back up offers.

 

3 status changes for homes offered for lease:  New Listing; 13926 Sunset Blvd. ($20,000).  The home is a 5 bedroom/6 bath home on a 16,030 Sq. Ft. lot. 

 

Price change on 13747 Romany Drive ($17,000 per month).  This property is at the bottom of a quiet, canyon view cul-de-sac in the Upper Palisades Riviera.  The property is private, boasts a swimming pool and paddle tennis court.  It is offered either furnished, or unfurnished.

 

Price change  on 1545 Amalfi Drive ($16,500).  Set on a knoll, the gated property has 5 bedrooms/5.5 baths.  The home as about 4,500 Sq. Ft..  There is a private pool.

 

Leased     980 Corsica Drive ($14,500)   5 bedrooms/7 baths about 6,200 Sq. Ft.

Palisades Riviera (Pacific Palisades' most expensive neighborhood) had two sales in October, 2009.

There are currently 14 homes for sale in the Palisades Rivera. The prices range from $3,175,000 (3 bedrooms/5 baths, approx. 2,784 Sq. Ft.) to $29,990,000 for a 7 bedroom home with pool and tennis court, on a lot of approx. 2 acres.

There were two sales in the upper Riviera Palisades. 1344 Monaco closed escrow in Mid- October for $5,500,000. The 6 bedroom - 5.5 bath Mediterranean home was situated on a lot of approx. 18,338 Sq. Ft. The other sale was the home at 1216 Amalfi Drive (6 bedrooms/6.5 baths, approx. 5,900 Sq. Ft.). The sale price was reported at $4,037,500. The lot size was 17,500 Aq. Ft.

The median asking price for a home in this area is $6Mil. The average $ per Sq. Ft. (asking price) is 1,394. The average $ per Sq. Ft. for the two recent sales was $683 per Sq. Ft.

The average days on the market for active listings is 146. The average days on the market for the two recent sales was 43. The average sales price compared to listing price is 90.92%.

Active Listings, In Escrow and Sold (as of 9/5/2009):

 

This year has been an exceptional year in the Palisades Riviera, given the economic melt-down in the Fall of 2008.  In a recent blog-post, I listed the sales volume and price ranges (YTD) in the Palisades Riviera.  I derive my statistics mainly from the MLS.  However, a monthly update from Equity Title company, discloses property transfers that have gone *under the radar.*  In 2009, two properties have transferred privately in the Palisades Riviera.  Both properties sold in excess of $16Mil.

 

An overview:  Area-wide (including Beverly Hills Post Office, Beverly Hills, Bel-Air – Holmby Hills, Westwood, Brentwood, Santa Monica and Pacific Palisades) there have been 34 sales (+$4Mil), since July 5, 2009.    Of those, there were 4 in the Palisades Riviera.   Since September 5, 2009, there have been none.   However, the adjacent area of Sullivan Canyon (equestrian community) has had two sales in the last month, and has two properties +$4Mil in escrow.   These two sales are the first since January 1, 2009, in this unique area.    The $9Mil+ sales price of a property on Melhill Way in Sullivan Canyon, leads me to suspect that we’re going to see development on the large parcels sold and in escrow.  A property on Old Ranch Rd. is set on 8.5 acres.  It just sold for $6,250,000.  In my opinion, this was possibly the best buy in the whole area, in over a year.

I was recently interviewed by Angeleno Magazine for its article (August 2009 issue) on the Palisades Riviera.  I have sold homes in the Palisades Riviera since 1979.  My first home sale was a stunning 1935 Mediterranean, complete with loggia, which overlooks Rustic Canyon to the ocean.   I was asked to sell it again, 18 years later.  The current owners have recently completed a dramatic remodel that has both transformed the street presence, and created a Tuscan garden with pool and spa that was the talk of the Homeowner's association art/architecture jury.

Market Analysis and Opinion for The Palisades Riviera, Pacific Palisades, Ca. 90272:

The last twelve months in Sales: 11 out of 17 home sales in the Palisades Riviera were in 2009. Not bad for a dismal year in sales, worldwide. The prices for homes in the Riviera area ranged from about $2.5 Mil for a custom built Mid-Century home w/ ocean views, to $14.5 Mil for a dramatic ocean and Queen's Necklace gated view property with over 11,000 Sq. Ft.

The median sales price in the Palisades Riviera (last 12 months) was $3,973,400. The average Sq. Ft. was about 5,000. The average lot size was about 18,738.

At the moment, there are 3 properties in escrow. The median price is $4,850,000. Average Days On Market is 136.

Currently there are 16 homes for sale. They range in price from $3.2 Mil (3 Bedroom/5 Bath, approx. 2,784 Sq. Ft.) to $29 Mil for a magnificent architectural home on approx. 2 acres, with about 13, Sq. Ft.). The property boasts a tennis court and pool, and too many features to name. There are several homes being developed. New construction starts at about $7Mil.
 
The upper Palisades Riviera (north of Sunset Blvd.) commands top dollar.  Many properties boast sublime views of the ocean, coastline, and mountains. There are popular mountain biking trails, and it is a terrific area to breathe the clean, coastal air, and see spectacular views on a morning walk or your evening post-prandial stroll.

South of Sunset, the Palisades Riviera has homes on Napoli Drive with breath-taking views of the Riviera Golf Course. Parts of Amalfi Dr., south of Sunset, have sylvan views across Rustic Canyon to the ocean.

This market analysis represents listing and sales by all agents: Current active listings, Pending and Sold within the last 12 months.  The statistics relate to median prices, Sq. Ft., average prices, average lot sizes, etc.

Current listing inventory is high.  There are 3 properties *in escrow*; 16 Sales have closed escrow in the last 12 months.

I specailize in this area of about 920 homes.  The historic Palisades Riviera was developed in the 1920's on mesas overlooking the Riviera Country Club to the ocean, it's residents appreciate the cool Pacific breezes, clean air, wide streets and large lots.  In the chart below, you can see the average lot sizes, average Sq. Ft. of homes, Average DOM=days on market.  It is interesting to compare the average dollar per Sq. Ft. asking price with that of closed escrows. 
However, many of the homes for sale are new construction.  The statistics sweep in all listings and sales and must be considered quite general.
